Grand Central’s Holiday Fair ! - Warburg Realty - A Higher Standard Since 1896

Grand Central’s Holiday Fair !

Posted on November 16th, 2010 by Nicole Beauchamp

Grand Central Station

For many years, when I worked in Midtown Manhattan Grand Central was literally and figuratively my hub.Every day I made my way to offices at various buildings in the area -two that still stand out in my memory are the Lincoln Building, which is now One Grand Central Place and the Helmsley Building (such lovely holiday decorations, and often even musicians in the lobby !) That said, while most of the year it could at times feel overwhelming-especially if I was venturing out of Manhattan (shocking,I know) ,racing to catch the Metro-North,like clockwork every year just before Thanksgiving ,my feelings changed.

I love the light shows, and especially the Grand Central Terminal Holiday Fair. Grand Central is one of my favorite buildings in all of Manhattan, but add the fair and I will always find a way to pass thru ! The show opened on Monday, with the Rockette’s cutting the ribbon.

This year there are about 76 vendors.A great place to get unique gifts for those very special people !

The fair is open seven days a week, except for Thanksgiving Day. For more information head to GrandCentralTerminal.com

Yorkville and You ! - My ode to Yorkville

Yorkville and You !

Posted on October 14th, 2010 by Nicole Beauchamp

People all too often say New York City is a huge city, and that it lacks that “neighborhood feel”.

I think of New York City as a collection of many small towns and I encounter that neighborhood feel everyday-across various neighborhoods (it can feel like you’re taking a trip around the world, with just your MetroCard in hand !)

Feeling like you are a part of a neighborhood, means finding that neighborhood that appeals to you, and ultimately becoming part of its fabric.

One of my favorite neighborhoods on the Upper East Side is Yorkville. So many of my “favorites” both new and old are in this area .

Here are some of them :

Corner Cafe & Bakery -great food and fabulous cupcakes !

Eli’s Vinegar Factory - when I ponder what I’ll prepare ,one of my favorite places to shop !

92nd Street Y- it’s just all around awesome, from cultural events, to fitness, to well-everything. I love it !

Mister Wrights- has been in the neighborhood for at least 30 years if not more. Across from the Rupert-Yorkville Towers, between 89th and 90th on Third Avenue. Superb service, great prices .

Parlor Steakhouse- on 90th and Third a wonderful relatively recent addition to the landscape of the neighborhood. Love it so much, even the wait staff recognizes us when we come in. It’sworth noting that the owners of this fine establishment were neighborhood residents when they dreamt up this place! They also are the proprietors of Blonde Brunette & Redhead aka BB&R a sports bar on 2nd Avenue. Parlor has become a part of our fabric, our defacto go to when we can’t decide where to go eat in our neighborhood-and it is automatically at the top of our list for special occasions, such as birthdays and anniversaries!

Uptown Lounge- Third Avenue between 87th and 88th Streets.Did you know they have live Jazz on Tuesday evenings ? Well, they do-something else I enjoy doing when I want to hear some music after long envigorating days, but still be able to walk home !

Crumbs- Yes, I have a sweet tooth. And I’m proud of it, and I really enjoy cupcakes…often (having TWO locations that are walking distance is heavenly !)-the Yorkville location is on 93rd and Lexington Avenue (there’s another location on 78th and Third…walking distance from my office!)

Barnes & Noble -I admit, I am biased, I miss the “old”  Barnes & Noble, and by that…I don’t mean the one that used to be between Second and Third, I mean the one on Lexington. And I still remember not only when that one opened, but when there was a stand alone Barnes & Noble Jr-located just off Lex in a space which most recently was a Walgreens. I also remember the diner that was on the corner of 86th and Lex (and no,I don’t mean the comfort diner that was there most recently before the construction of  the Lucida condominimum which has brought us a Sephora, H&M ,new B&N AND a Shake Shack most recently). Upside, they just had the groundbreaking for Fairway !

Shake Shack – ok,I freely admit-this is one of my newest guilty pleasures ,I love the shakes . I walk to and from the office as much as I can, on top of regular sessions at the gym, so I can continue to indulge. (And yes, most often I walk right past it, every evening, and very often can not resist stopping !)

Want to know more of my favorite spots ? I’d be happy to share them with you,the list can be extensive ! And if  you’re interested in making Yorkville your neighborhood take a peek at our new exclusives high atop Yorkville Tower- not only will you be near all of these places and more, you’ll have mesmerizing views too from your spacious new two bedroom two bath home in a fabulous full service condo !

Could you live with this view ? Check out 41K !

And if you see me walking around –say hi, don’t worry Bentley doesn’t bite and neither do I !

4 quick tips for sprucing up your apartment before putting it on the market

In my inbox this morning, was an email from Pottery Barn ,offering a color seminar, on “Choosing the Perfect Wall Color” ,on picking colors for your walls, as well advice on choosing a color scheme for you home.

Interesting timing, as I was thinking about a post last night about this very thing, but not necessarily from the perspective of choosing a color scheme for your home-but what to do when you want to sell your house (which of course, in New York City, means-what do I do when I want to sell my apartment ? )

There is a key distinction between house and home - the ability to detach emotionally is important. You are not selling your “home” you’re selling the place where you live, the physical space, not the emotional component . In New York City, it is often the case that people are still residing in the apartment they are trying to sell (whether the owners, or tenants possibly.

Aside from recommending having a staging expert come in-there are a few things that are easy enough to do that you can do on your own

  • De-personalize – yes, its your home, but try to remove personal items (30 photos of all your living relations and their pets might be a bit much, lets go for one-at most ) and place into storage. This is also a helpful process, as it helps move towards the emotional detachment.
  • Neutralize colors- especially the case if you may have some ,shall we say harsher tones (I’ll use myself as an example, I have ,what is now an accent wall in my dining room-, I would paint over it were the unit to go on the market)-whites and beiges and related colors are good to consider
  • De-clutter – sometimes we all can be guilty of having too much furniture. Try to give the apartment a sense of space .Yes you may like having two end tables and a coffee table, but maybe just the coffee table, while you’re trying to sell. Place additional pieces removed from apartment into storage.
  • Freshen up- especially with some of the existing neutral colors, they start to look, faded or dingy. Professionally (or very thoroughly) cleaning floors/tiling is also helpful.

If time and budget allow, I recommend staging, and the possibility of bringing in some new pieces (it helps when you’re not emotionally attached to the things in the apartment)-although do it too well, and you may decide you don’t NEED to move after all !

Remember what the apartment was like when you viewed it before pursuing purchasing it. This is the experience we want to (re)create, so that buyers can envision making it their home. Also remember, that in this age of digital marketing, your home is going to be photographed and presented online-so we really want to put its best foot forward.

These are of course just a few tips. I’m always willing to discuss or meet with you about your real estate needs any time-only a call or an email away.

‘til the next time. Always at your service.

Magnificent Manhattan Marvelous Music Mondays !

The heat rises ,and everyone in the city starts to enjoy many of our outdoor summer traditions. High on my list personally, are the annual concerts by the Philharmonic in the park ,as well as the Met Opera recital series. And last year-they added Summer in HD where they broadcast, for free, the HD versions of some of the operas right at Lincoln Center. Bringing the arts to a wider audience.

So here are tips for this week !

Tonight ! The Metropolitan Opera Summer Recital  Series begins for this year.At 8p, at summer stage, and then on to the boroughs, and all of these subsequent performances are at 7p. On Thursday July 15th in Crotona Park in Queens, on July 20th at Brooklyn Bridge Park (in Brooklyn) , July 22nd Tappan Park on Staten Island ,July 27th Queens Bridge Park (in Queens) and ending on Jul

New York Philharmonic’s Concerts in the Park- all five boroughs-but this year, the first two nights are at Central Park’s famed Great Lawn. Grab a blanket, pack a picnic dinner and head out to hear one of the world’s best orchestras perform.

Tuesday and Wednesday night at 8P on the Great Lawn-make a night of it with friends !

Thursday and Friday nights, are at Cunningham Park in Queens, and Prospect Park in Brooklyn ,respectively. Many of the evenings end with fireworks too.And hopefully the weather will be fabulous (I have many times gotten caught in a downpour-but what fun it was ,rain or not !)

For those who love brass and percussion ensembles- on Saturday 7/17 and Monday 7/19 the New York Philharmonic Brass and Percussion Ensemble will perform. Saturday is at the College of Staten Island/CUNY Center for Arts- it’s also free, but tickets are required-for more information call 718-982-2787. And Monday evening, the last evening in the series, is at Hostos Community College-also requiring tickets, and for more information call 718-518-4555.

As we roll closer to the end of August, look for a post on the HD opera screenings at Lincoln Center- I really enjoyed going last year, looking forward to it again !

Til the next time, always at your service.

Big Apple BBQ Festival AND Puerto Rican Day Parade and Fesitval-Festive Friday tips for weekend in Manhattan

New York City sometimes presents an overwhelming number of possibilities of things to do any day of the week, somehow that seems even MORE of an issue when the weekend comes along.

A few great options in Manhattan

If you like BBQ- this weekend (Saturday and Sunday, 11a-6p) is the 8th Big Apple BBQ block party. Recently featured on the Today show, as an event to consider planning a trip to NYC around, I often find in recent years that I plan this one weekend in June around it (as it also coincides with the annual reunion weekend festivities for LaGuardia Arts and its predecessor schools of which I am a proud alum ! )  Easiest way to get to the BBQ Street Party, take the 6 to 23rd Street or the N/R to 23rd. Be patient, lots of lines, but WELL worth the wait! Here is their website for more info: www.bigapplebbq.org

It’s at Madison Square Park in New York City (for those of you scratching your heads, wondering, that sounds an awful lot like Madison Square Garden- DING you are correct). There have been several Madison Square Gardens. The current one is on 8th Avenue, between 31st and 33rd Streets. The first two were at 26th and Madison Avenue. Madison Square Garden I (built in 1879 and closed in 1890) was actually the first indoor hockey rink in the United States. Madison Square Garden II (built in 1890 and closed in 1925), was designed by Stanford White, and also hosted the Democratic National Convention in 1924. The site is currently occupied by the New York Life Building, which was designed by Cass Gilbert, and completed in 1928.

There is a fabulous tour given every Sunday at 11a by the Flatiron Business Improvement District (http://flatironbid.org/tour.php ) I highly recommend it, and tours generally, I love exploring NYC and broadening my knowledge of my native town ! (I hope to even do some double-decker hop on/off tours this summer too !)  Sometimes you might discover a neighborhood you overlooked and say,gee I might want to live here ! J

Do you like parades, this weekend is also the National Puerto Rican Day Parade, on Sunday morning, starting at 11am, from 44th to 86th Streets along Fifth Avenue. Also, the day before the parade, there is a large street festival, with lots of live music and wonderful food, in East Harlem. Spanning from about 106th Street and Third Avenue, up to 124th Street or so .Lots of great stands (and restaurants along the way). And if you’re up in East Harlem, check out two of its museums on Museum Mile- El Museo del Barrio and The City Museum of New York.

Enjoy the weekend in the Big Apple !

‘til the next time. Always at your service.
